Plan the move and the mortgage together
Moving home often means coordinating a sale, a purchase and a mortgage at the same time. Whether you need more space, want a different location or are downsizing, we help you understand the borrowing options before you commit to your next property.
We review the balance on your current mortgage, the equity you expect to release and the costs of moving. The price you sell for and the timing of the sale can affect how much cash is available for your next deposit.
Could your existing deal move with you?
Some mortgage deals are portable, meaning the lender may allow you to take the existing product to a new property. Porting still involves an application, affordability checks and the lender accepting the new home; it is not automatic.
If you need to borrow more, the additional borrowing may be on a different rate or product. We compare the overall picture with a new mortgage, taking account of fees and any early repayment charges on your current arrangement.
Look beyond the purchase price
Your moving budget may need to cover estate agency fees, legal work, surveys, removals and any applicable property purchase tax. A change in mortgage balance or term can also alter your monthly commitments.
If your purchase and sale are not completing together, raise this early. A gap in timing can change the options available and may require a different plan. Do not assume your current lender will allow the arrangement you have in mind.
