What you need to know
Explore the options around your circumstances
Living in the UK without indefinite leave to remain does not automatically rule out a mortgage. Some lenders consider applicants on eligible visas, but requirements vary and depend on the full application.
We start with your right to reside, employment, available deposit and plans for the property. The aim is to identify potentially suitable routes before you spend time preparing an application that does not fit a lender's criteria.
Residency, income and deposit work together
A lender may consider your visa type and remaining term, time in the UK, address history and credit record. The requirements for a joint application can also depend on each applicant's circumstances.
Income paid from overseas, a recent move to the UK or an international deposit may need additional evidence. Tell us about these details at the start so we can establish what a lender is likely to need. No particular visa type guarantees acceptance.
Make your financial history easier to understand
A clear record of income, spending and deposit funds helps explain your position. Where money has moved between countries or accounts, keep records showing its source and the route it has taken.
If you have only recently arrived in the UK, your local credit history may be limited. We can explain how this affects the research and what documentation could support the application, without promising that a short history will be acceptable to every lender.
Documents we may discuss
- Identity documents and evidence of your current immigration status
- UK and previous address history where requested
- Employment details and evidence of income
- Bank statements, deposit funds and any gifted-deposit information
- Details for both applicants if you are buying jointly
Document requirements are lender-specific. Your adviser will explain what is needed for the route being considered.
Support with the mortgage process
We research relevant lending criteria, explain suitable options and help present the application clearly. Keep us informed if your visa, employment or residency plans change during the process.
Mortgage advice does not replace immigration advice. Questions about your immigration status or future right to reside should be discussed with an appropriately qualified immigration adviser.
Your home may be repossessed if you do not keep up repayments on your mortgage.
