What you need to know

Your first home starts with a workable budget

A first mortgage is about more than finding a property you love. It is about understanding what you can borrow and what you can comfortably repay while leaving room for everyday life. We look at your income, regular commitments, savings and priorities to help you build a realistic starting point.

Your deposit is only one part of the budget. Legal work, surveys, moving costs and any applicable property purchase tax also need to be considered. Keeping a reserve for unexpected costs can make the transition into home ownership easier.

Make sense of the mortgage choices

We explain how repayment mortgages, interest rates and mortgage terms affect your monthly payments and the overall cost. A lower initial payment does not always mean a lower cost over the life of the loan, and fees can make a difference when comparing options.

An Agreement in Principle can give an indication of what a lender might be willing to lend. It is not a mortgage offer or a guarantee: a full application, checks on your circumstances and an acceptable property are still required.

Prepare before you apply

  • Proof of identity, address and your recent address history
  • Income evidence appropriate to your employment or self-employment
  • Bank statements and details of loans, credit cards and other commitments
  • Evidence of your deposit and the source of any gifted funds
  • Details of a property you are considering and your preferred timescale

The exact documents depend on the lender and your circumstances. We help identify what is needed and explain anything that requires further clarification.

From an accepted offer to your first keys

Once you have found a home, we help prepare the mortgage application and respond to lender enquiries. Your solicitor handles the legal work, and a lender's valuation is not the same as a survey commissioned for your own benefit.

We also help you think about how the mortgage would be paid if your circumstances changed. The aim is a borrowing decision that fits both the home you want and the life you want to live in it.

Can I start before I have found a property?

Yes. An early conversation can help you understand your position before arranging viewings. Bring what you know about your income, savings and monthly commitments; we can explain the next steps without expecting you to have everything ready.

Your home may be repossessed if you do not keep up repayments on your mortgage.
